Land Registration (Maujuda Khani/Registration)
Overview
Land registration (Maujuda Khani) is the process of officially registering land ownership in the name of the buyer at the Malpot Office (Land Revenue Office). This is the final and most critical step in any land/property transaction in Nepal. The process transfers legal ownership rights from the seller to the buyer.
Process Steps
Draft and execute sale deed (Rajinama) on stamp paper with witnesses
Conduct land boundary verification at the local survey office
Pay capital gains tax at IRD office (calculated on profit)
Visit Malpot Office with all documents and both parties
